Tamko Underlayment & Deck Repair: The Fort Worth Owner’s Guide
Tamko underlayment and deck repair in Fort Worth typically runs between $450 and $1,800 installed, depending on how much decking has rotted and whether we’re replacing the underlayment across a full slope or just a section. Most homeowners discover the problem after a leak shows up on the ceiling or during a shingle replacement when we pull back the old material and find the decking underneath has failed. The fix usually means cutting out the bad sheathing, securing new OSB or plywood to code, and laying fresh Tamko or Tamko-compatible underlayment before the new shingles go on. We carry Tamko underlayment products on our trucks and can quote the job the same day we look at it.

Fort Worth’s weather does specific things to roof decks. June and July sun bakes the decking until it expands, then October rain swells it, and the cycle repeats until the wood starts to delaminate or the fasteners lose their grip. What we find in older North Texas homes, especially in neighborhoods like Wedgwood or the Fairmount Historic District, is decking that looks fine from the attic but turns to sponge under the shingles. By the time a homeowner sees the water stain, the deck has usually been failing for a year or more.
Which Tamko Models This Applies To
The Tamko underlayment products we work with most in Fort Worth are the TW Metal and Tile Underlayment, the Tamko Proline synthetic line, and the traditional 15-lb and 30-lb asphalt-saturated felt Tamko has supplied to roofers for decades. The compatibility question that matters isn’t really about the shingle model sitting on top, it’s about what’s underneath and what the deck itself is made of. Tamko metal and tile underlayment is designed for use beneath metal panels and tile systems, while Proline synthetic is rated for use under asphalt shingles, including Tamko’s own Heritage and Elite lines as well as other major shingle brands.
If you’re checking labels inside the attic or on a leftover roll, look for the Tamko product name printed on the edge of the roll. The key spec to check is the underlayment’s exposure rating and whether it’s rated for mechanical attachment or only for specific slope ranges. For decking, Fort Worth code generally requires a minimum of 7/16-inch OSB or 1/2-inch plywood, but older homes around the Historic Fairmount area often have 3/8-inch plywood or tongue-and-groove boards that don’t meet current standards. One compatibility gotcha we see often: Tamko’s high-temperature underlayments used under metal roofs in Texas need to be rated for 250°F or higher because metal panels transfer far more heat downward than shingles do. Using a standard felt under metal in a Fort Worth summer will cause it to break down years early.
OEM vs aftermarket: For underlayment, we stock Tamko-branded rolls alongside quality synthetic equivalents like GAF FeltBuster or Owens Corning ProArmor, which we use when a homeowner prefers a different price point or when a Tamko product isn’t the best match for the deck condition. The membrane’s job is what matters: keep water moving downhill and off the wood. We’ll show you the exact product and price before anything gets installed.

Signs Your Tamko Underlayment & Deck Repair Is Failing
- Water stains on ceiling drywall, often away from windows. This usually means the underlayment has a breach somewhere uphill from the stain, and water is traveling along the deck before it finds a seam or nail hole to drip through. The visible stain is rarely directly under the actual leak.
- Spongy or sagging spots when you walk the roof. A roofer can feel the deck flex underfoot. That’s delaminated OSB or plywood that has lost its structural bond, usually from a slow underlayment failure that let moisture sit against the wood for months.
- Granule accumulation in gutters with bits of felt or synthetic backing mixed in. The shingle granules erode first, but when you see fragments of the underlayment itself coming off the roof edge, the membrane has reached the end of its service life and is actively degrading.
- Attic sheathing that looks dark, stained, or has white fungus streaking. Moisture trapped between the underlayment and deck breeds wood rot fungi. By the time the sheathing discolors in the attic, the structural connection between roof and rafters is compromised.
- Sagging ridge line or visible deck movement during wind events. The deck is the roof’s skeleton. If it moves, the problem isn’t cosmetic. Lost nail grip in decayed decking means the entire roof assembly is no longer anchored the way it was designed to be.

AfterReplacement Cost & What’s Included
In Fort Worth, a small Tamko underlayment repair with one sheet of decking replaced runs about $450 to $850. A full roof section, where we strip shingles, replace underlayment across an entire slope, and swap out four to six sheets of decking, lands between $1,100 and $1,800. The variables are the number of deck sheets, the pitch and accessibility of the roof, and whether we need to coordinate a dumpster for tear-off. Every quote includes the underlayment material, decking, fasteners, labor, and clean-up as separate line items so you see exactly where your money goes.
You’ll see the written price before we start. Always. That’s Erik’s rule: “A written price before we touch a shingle, that’s just how the job starts.” And the work is covered by our 365-Day Done Right Promise, so if the repair isn’t correct, we make it right. No change orders, no surprise add-ons, no negotiations after the fact.
DIY or Call Us?
For underlayment and deck repair, the honest answer is that almost no homeowner should attempt this themselves. This isn’t like swapping a faucet washer. Working on a roof deck means standing on steep Fort Worth pitch angles, cutting out structural sheathing, and trusting your weight to the very surface you’re removing. A fall from even a single-story roof is a life-changing injury. The wood you’re cutting away is often the only thing between you and the attic below.
What you can safely do is get into your attic with a flashlight on a bright day and look for pinholes of daylight coming through the deck, dark staining on the wood from the underside, or rodent damage where the deck meets the eaves. Take photos with your phone. Those photos help us know what we’re walking into before we even climb the ladder. If you see obvious sagging, dark wet spots, or the wood flakes when you press a screwdriver against it, that’s a call to us, not a weekend project. Call (682) 990-0964 and describe what you found, or send us the photos, and we’ll tell you straight what you’re looking at and what the fix should cost.
FAQs
Tamko asphalt-saturated felt underlayment lasts 15 to 20 years in most Fort Worth installations, while Tamko synthetic products like Proline typically last 25 to 30 years when installed correctly over a dry deck. The Texas reality is that underlayment fails faster under metal roofs because of heat cycling, and faster still where decking was already damp at installation. Call (682) 990-0964 if you want us to assess what’s currently under your shingles.
Usually not, because the shingles are nailed through the underlayment into the deck, so removing one means disturbing both. A true underlayment repair requires lifting or removing the shingles in that section, replacing the membrane, and reinstalling the shingles or new ones if the old ones are near the end of life. We’ll show you exactly what’s required in the written quote.
Most Fort Worth deck and underlayment repairs take one full day from start to finished clean-up, including the final walkthrough and the photo of the completed job before the crew leaves. Larger replacements with extensive decking can stretch into a second day. You’ll know the timeline in writing before we start.
We stock Tamko felt and Tamko Proline synthetic underlayment on our trucks alongside compatible decking materials, so most Fort Worth jobs don’t need any special ordering. If your roof needs a specific Tamko high-temperature or tile-rated membrane we don’t have on hand, we can typically get it from our local supply yard within one to two business days. Call (682) 990-0964 and we’ll confirm what’s available for your project.
