Atlas Flashing Replacement: The Fort Worth Owner’s Guide
Atlas flashing replacement in Fort Worth typically runs $450 to $1,300 installed, depending on which flashing points have failed and how much of the surrounding shingle work needs to come apart. We stock the common Atlas-compatible flashing profiles on our trucks, so most homes we visit get the fix handled in a single trip. The way most owners find the problem is a brown watermark on a ceiling or a drip line down an exterior wall after a hard rain, usually near a chimney, a sidewall, or where one roof slope meets another. Flashing fails quietly. It s the part of the roof that takes the most weather abuse, and when it lets go, water finds the gap fast.

Which Atlas Models This Applies To
Atlas flashing is not one universal size. What fits an Atlas Pinnacle or StormMaster system often won’t seat correctly against a roof built with the Atlas GlassMaster or ProLam series, because the shingle thickness changes how far the flashing lip needs to reach. The practical way to identify what you have is to check the bundle wrapper stapled inside the shingle pack or look at the printed label on the underside of a shingle tab. We match flashing by that series name, plus the roof’s pitch and the width of the sidewall or chimney gap we’re sealing.
On the OEM-versus-aftermarket question for Atlas specifically: we generally use Atlas’s own flashing components when the job is on a newer roof still under material warranty, because mixing aftermarket profiles can void coverage. On older Fort Worth homes, a quality aftermarket step flashing or counter flashing made from 26-gauge galvanized steel often outperforms the original spec. We’ll tell you which is right for your roof and why, before we write the price.

Signs Your Atlas Flashing Replacement Is Failing
- Water staining at interior ceilings below the roofline. This usually means step flashing along a wall has pulled away or corroded through. Water runs behind the flashing, not over it.
- Visible rust or pinholes on chimney flashing. Fort Worth’s freeze-thaw cycles and hard summer UV beat on exposed flashing corners until the metal thins out. Rust is stage two; the leak usually arrives within a season or two.
- Lifted or curling shingles at the base of a valley. The valley flashing underneath has likely shifted, and the shingles above are losing their grip. You’ll see granules collecting in the gutter below.
- Damp spots or mold on attic sheathing near a skylight or vent pipe. The rubber boot or metal collar flashing around roof penetrations dries out and cracks. We replace a lot of those on roofs that are otherwise in good shape.
- A musty smell in one specific room after heavy rain. Water has already entered the decking. By the time you smell it, the flashing has been open for weeks or months.

AfterReplacement Cost & What’s Included
For most Atlas flashing replacement jobs in Fort Worth, you’re looking at:
- Pipe boot or vent flashing replacement: $450 to $650 installed. We pull the surrounding shingles, swap the boot, reseal, and reset the shingles.
- Step flashing along a wall or dormer: $600 to $1,000 installed. Price moves with the length of wall being resealed.
- Chimney flashing replacement, including counter flashing: $900 to $1,300 installed. This is the most labor-heavy flashing job because we cut into mortar joints to seat the counter flashing correctly.
Every quote includes the flashing material, removal and disposal of the old pieces, re-bedding the surrounding shingles, and sealing all seams. You’ll see the exact number in writing before we touch a shingle, that’s just how the job starts. And the work is covered by our 365-Day Done Right Promise: if the flashing leaks again within a year, we make it right.
DIY or Call Us?
You can safely check a few things from the ground or a ladder: look for missing shingle tabs near flashing, visible rust streaks, or caulk that’s cracked and pulling away around pipe boots. What we don’t recommend is removing shingles to inspect flashing yourself. Flashing is nailed under the shingle course above it, and lifting that course wrong breaks the seal strip that keeps the whole roof watertight. On steeper Fort Worth roofs, like the older homes near the Fairmount Historic District, the pitch makes shingle-level work genuinely dangerous without roof jacks and a harness.
If you’ve got a stain, an odor, or a flashing corner that looks like it’s given up, call us at (682) 990-0964. Erik Lindgren or one of our techs will walk the roof, take photos of what’s failing, and hand you a written price before any work begins.
FAQs
Most Atlas flashing lasts 15 to 25 years, but Fort Worth’s hail, hard sun, and periodic ice can cut that shorter at exposed corners and chimney bases. If your shingles are past year 18, assume the flashing is in the same condition and worth replacing with the roof.
Sometimes. A small lifted corner at a pipe boot can be re-caulked and resealed for a season or two. But if the metal is rusted through, cracked, or the step flashing has pulled from the sidewall, repair is a temporary patch. Replacement is usually cheaper than the ceiling repair that a patch buys you. Call (682) 990-0964 for an honest look at what’s fixable.
Most flashing replacements take half a day. Chimney flashing takes a full day because the mortar work needs time to set before we reset the shingles and seal everything. Shoe covers go on at the door and drop cloths run through the hallway, so your floors don’t become a second job site.
We keep the common Atlas-compatible profiles on our trucks: pipe boots, 4-inch step flashing, valley metal, and chimney counter flashing in standard widths. If your roof needs an odd-profile piece, we order it and have it in hand within a few days. We’ll tell you up front which way your job lands.
