Boral Underlayment & Deck Repair: The Fort Worth Owner’s Guide
If your Boral underlayment has torn, wrinkled, or pulled away from the deck, we stock the replacement materials on our trucks and can typically complete the repair in a single visit. Most Boral underlayment and deck repairs in Fort Worth run between $450 and $1,800 installed, depending on how many squares need to be removed and whether the decking itself has rotted. You’ll usually discover the problem after a hard North Texas storm, when a ceiling stain appears or shingles start lifting along the eave line.

We’re an independent Fort Worth roofing company, not a Boral dealer or affiliate. But we work with Boral products regularly, and we know how their underlayment behaves on Texas roofs after a decade of heat and hail. What we’ve learned is this: underlayment rarely fails alone. There’s almost always a story underneath it, and that story usually involves water finding a seam somewhere.
Which Boral Models This Applies To
Boral manufactures several underlayment lines, and the compatibility question matters more than most homeowners expect. The two we see most often in Fort Worth are Boral TileSeal and Boral DeckSeal, both self-adhering modified-bitumen underlayments. TileSeal is the heavier of the two, rated for tile and slate installations over solid decking. DeckSeal is lighter, made for shingle applications over OSB or plywood.
Here’s the compatibility gotcha we run into at least once a month: Boral DeckSeal uses a polyester-reinforced backing that does not play well with certain acrylic adhesives used on competing brands. If someone patches a Boral underlayment repair with a generic peel-and-stick product, the lap seals often fail within a season or two. The adhesive chemistry simply isn’t the same. For any Boral underlayment repair in Fort Worth, we match the replacement material to the original spec, not the cheapest roll on the shelf.
If you’re trying to identify what’s currently on your roof, pull the permit file from your closing paperwork. The original roofing invoice usually lists the underlayment brand and model. If that’s not available, we can match it from a small sample during the inspection.

Signs Your Boral Underlayment & Deck Repair Is Failing
Underlayment problems show up in ways that look like shingle problems at first. Here’s what we look for when we walk a Fort Worth roof with a suspected underlayment issue:
- Ceiling stains near exterior walls or chimneys. This usually means water is getting past the underlayment at a flashing transition, not through the shingles themselves. The shingles can look fine while the underlayment underneath is soaked.
- Shingles lifting along the rake or eave edges. Underlayment that has dried out and lost its adhesive grip will let the shingle course above it flex. You’ll see it as a wavy line when the sun hits the roof at a low angle.
- Granules collecting in gutters around specific valleys. When underlayment fails in a valley, the shingles above it start wearing at twice the normal rate. The decking under the valley is usually the first thing to go.
- Soft spots when walking the roof deck. If the underlayment has been compromised long enough, the OSB or plywood beneath it starts to delaminate. By the time you feel it, you’re looking at deck repair, not just underlayment replacement.
- Visible underlayment at torn shingle locations after a storm. When hail or wind tears a shingle off and the underlayment underneath is cracked or sun-faded, that material was already past its useful life. The storm just exposed it.

AfterReplacement Cost & What’s Included
For Fort Worth homes, Boral underlayment replacement alone typically runs $450 to $900 for isolated sections. If decking repair is needed, which is common when underlayment has been failing for a while, the range moves to $1,100 to $1,800 total. The spread comes down to two things: how many sheets of decking need replacement and whether the roof is walkable or requires full harness setup.
Every Boral underlayment and deck repair we do in Fort Worth includes the same written-price guarantee we put on every job. You’ll see the number in dollars before we touch a shingle. That number covers all materials, labor, disposal, and the inspection after the work is done. No change orders, no “we found more damage” surprises. If the decking is rotten, we’ll show you a photo of it and talk through the revised price before we cut anything.
Our 365-Day Done Right Promise covers every repair. If the underlayment fails again within a year, we make it right on our dime.
DIY or Call Us?
There are a few things you can safely check from the ground or from a ladder: look for lifted shingles along the eaves and rakes, check the gutters for unusual granule accumulation, and check your ceilings after any storm that drops more than an inch of rain quickly. Those observations help us diagnose faster.
What we don’t recommend is pulling up shingles to inspect the underlayment yourself. Once that seal is broken, the shingle should be replaced or at minimum resealed with the right adhesive. A partially lifted Boral underlayment seam left exposed will get worse in one Fort Worth hail season. The safe move is to call us at (682) 990-0964. We’ll inspect, give you the written price, and handle the repair with the right Boral-compatible materials.
FAQs
In Fort Worth’s climate, Boral self-adhering underlayment typically lasts 15 to 20 years when properly installed over sound decking. The real variable is the decking underneath. If the OSB holds up, the underlayment usually does. If the decking rots, nothing above it survives.
Yes, for isolated damage. Small tears, lifted laps, and nail-pop areas can be patched with the same Boral material and sealed correctly. If the underlayment is brittle, sun-faded, or delaminating across a wide area, patching is a short-term fix and full replacement is the honest answer.
Most repairs take four to six hours on-site, including tear-off, deck inspection, replacement, and clean-up. Larger deck repairs that require removing and reinstalling shingles over several squares can run a full day.
We stock Boral TileSeal and DeckSeal on our Fort Worth service trucks, along with matching fasteners and compatible sealants. We also carry materials from GAF, Owens Corning, and CertainTeed for non-Boral repairs.
